Buying your first home. Los Osos has very few condos (4 sold in the past year), so first homes here are mostly smaller single-family houses. Get pre-approved first, and ask your lender about first-time buyer programs that may apply to you.

Sewer, water and building in Los Osos

Los Osos has county rules that most Central Coast towns do not, and they affect both buying and selling. This section summarizes what San Luis Obispo County publishes. Check your own parcel with the county.

  • Sewer. The Los Osos community wastewater system began operating in 2016 and is owned and run by San Luis Obispo County Public Works. Ask the county whether a parcel is connected. The county's Los Osos wastewater project page links a map of sewer laterals and septic tanks.
  • Retrofit on sale. The county's Retrofit-On-Sale Program (Title 8) requires retrofit verification for all homes before sale.
  • New development. The county's Retrofit-to-Build Program (Title 19) requires new development that uses water from the Los Osos Groundwater Basin to retrofit older plumbing fixtures in existing homes and businesses, to save twice the amount of water the new development will use.

The county describes both programs on its Los Osos Groundwater Basin page. If you are selling, start the retrofit verification early so it does not hold up your closing. If you are buying, ask for the sewer connection and retrofit status in the first week of your contract.

Timing
