The median home was 2,150 square feet, built in 1989, on a lot of about 12,000 square feet. 38% of single-family sales had four or more bedrooms.
The median in the 12 months before was $1,160,000 across 225 sales, so prices were about level.
East of 101, west of 101 and the Mesa
Arroyo Grande listings are often grouped by where they sit relative to Highway 101. 135 of the 222 single-family sales carry one of these area tags, and the table covers those.
| Area | Single-family sales | Median price | Price per sq ft | Median size | Median days on market |
|---|---|---|---|---|---|
| East of Hwy 101 | 65 | $1,500,000 | $601 | 2,475 sq ft | 15 |
| West of Hwy 101 | 49 | $880,000 | $552 | 1,568 sq ft | 12 |
| The Mesa | 21 | $1,330,000 | $486 | 2,787 sq ft | 15 |
East of 101 is the higher-priced side of town. It includes the historic Village near downtown and the larger-lot homes around it. Homes were large (median 2,475 square feet), and the median price was $1.5 million.
West of 101 has smaller, older homes (median 1,568 square feet, built in 1984) and the lowest prices of the three. It is the one area of the three where the median single-family price was under $1 million, and homes there sold in a median of 12 days.
The Mesa has the newest and largest homes (median 2,787 square feet, median year built 2002). The price per square foot was the lowest of the three, $486, because the homes are so large.

Buying your first home. West of 101 and the under-$800,000 tier are the usual starting points. Only 11 condos and townhomes sold in the past year, at a median of $520,000, so most first purchases here are single-family homes. Get pre-approved first, and ask your lender about first-time buyer programs that may apply to you.
Luxury homes. 29 homes sold for $2 million or more, with a median of $2.4 million. Eight were $3 million or higher. This tier took a median of 41 days to sell, much longer than the typical home, so pricing matters.
Ocean-view homes
Arroyo Grande is inland, so views are less common here than in Pismo Beach. 37 of the 222 single-family sales noted an ocean view, and those sold at a median of $1,750,000.
Timing
Over the last two years, homes that closed in July through September sold in a median of 10 days. Homes that closed in October through December took a median of 18.5 days.
Schools and hospital
212 of the 222 single-family sales were in the Lucia Mar Unified School District. Arroyo Grande Community Hospital is in town. See our guide for physicians moving to San Luis Obispo County for prices in the towns around each hospital.
