If you are a physician moving to San Luis Obispo County, start from the hospital you will work at and look at the towns around it. This guide groups the county's towns by nearest hospital and shows what single-family homes closed for over the past 12 months. We are the Barry Team (Kristie and Jessee Barry, Central Coast Sotheby's International Realty), and we guide physicians and their families through every step of relocating to the Central Coast.
The four hospitals and the towns around them
Most physician moves here begin with one of four hospitals. Here is how we group the towns around them.
- French Hospital Medical Center and Sierra Vista Regional Medical Center are both in San Luis Obispo. They are the closest hospitals for San Luis Obispo, Los Osos, Morro Bay and Avila Beach.
- Arroyo Grande Community Hospital is in Arroyo Grande. It is the closest hospital for the Five Cities area: Arroyo Grande, Pismo Beach, Grover Beach, Oceano and Nipomo.
- Twin Cities Community Hospital is in Templeton. It is the closest hospital for Templeton, Paso Robles, Atascadero and Santa Margarita.
- Marian Regional Medical Center is just south of the county line in Santa Maria.
Your commute, mapped to your schedule. A 7 a.m. surgical start and an overnight call shift make for very different drives. Once we know your hospital and your schedule, we map the commute from specific neighborhoods at the hours you’ll actually work, so you can weigh coastal living, North County space and drive time with real information.
Your First Look Tour
Many physicians visit the Central Coast for the first time on an interview trip. We help you make the most of it. During an initial consultation, we’ll learn what matters to you and your family, then build a First Look Tour around your interview schedule: a curated drive through the neighborhoods that fit your hospital and lifestyle, school visits arranged ahead of time, and an introduction to the beaches, trails, wineries and community life that bring people here. You’ll leave with a real sense of where you might live, not just where you might work.

| Atascadero | Twin Cities | 219 | $865,000 | $464 | 16 | 98.5% |
| Grover Beach | Arroyo Grande Community | 96 | $825,000 | $575 | 10 | 100.0% |
| Paso Robles | Twin Cities | 501 | $790,000 | $448 | 26 | 97.9% |
Avila Beach is left out because it had only 15 single-family sales, too few for a reliable median.
A few things stand out:
- Near the San Luis Obispo hospitals, a single-family home cost about $1.22 million in San Luis Obispo itself. Morro Bay and Los Osos, each a short drive away, were both about $950,000.
- Near Arroyo Grande Community Hospital, prices ranged from about $825,000 in Grover Beach to about $1.43 million in Pismo Beach.
- Near Twin Cities Community Hospital, Templeton was about $926,000, Atascadero about $865,000 and Paso Robles about $790,000.
- Sale price against the original list price was between 96% and 100% in every town, so most homes sold close to the asking price.

Timing a purchase around a start date
In San Luis Obispo and Arroyo Grande, the median single-family home sold in 13 to 14 days. That is fast enough that a search started after you arrive can lag behind the market. A few things help:
- Get pre-approved before you start touring, so you can make an offer the day you see the right house.
- Plan a scouting trip before your contract start date and see several towns in one visit.
- If you are out of the area, virtual tours and remote signing let you make an offer and close without being here in person.
Financing on an offer letter
Many lenders offer physician mortgage programs. Depending on the lender, these may allow a smaller down payment or let you qualify based on an employment contract before your first paycheck. Terms vary, so talk to a lender early and compare. We coordinate your closing date with your lender and your start date.
Renting first or buying
Some physicians rent for a few months to learn the county before they buy, and some buy on the first trip. Renting first gives you time to compare towns and commutes. Buying first gives you a home ready when you start. Either can work, and the right answer depends on how well you already know the area and how long you plan to stay.
